CERTIFICATE OF OCCUPANCY
The Certificate of Occupancy (CO) is a document issued by the Office of the Building Official that certifies a newly constructed or renovated building complies with all applicable building codes, safety standards, and zoning regulations, making it safe for occupancy and use. It confirms that the building has been completed according to approved plans and specifications.
A key requirement for obtaining a Certificate of Occupancy is that the structure must first have a Building Permit, which is essential for any construction, renovation, or major alteration. The CO is typically needed before the building can be legally inhabited or used for its intended purpose. It may also be required in cases such as:
- Major renovations or structural changes
- Change in the building's use or occupancy type
- Transfer of ownership, especially for commercial or public properties
In summary, the Certificate of Occupancy ensures that the building is safe, legally compliant, and fit for its intended use, and acquiring a Building Permit is a requisite step in this process.
REQUIREMENTS:
1. DULY ACCOMPLISHED APPLICATION FORM
-(CERTIFICATE OFCOMPLETION) – 5 copies original signed and sealed.
2. PLANS
a. APPROVED PLANS (2 sets) - Plans which have been approved from the building permit application.
b. AS BUILT PLANS (3 sets) – to provide if there are changes with the approved plans on actual construction.
3. TECHNIICAL DOCUMENTS
a. DAILY CONSTRUCTION ACTIVITY LOGBOOK – duly signed and sealed by the Architect / Civil Engr. in charge of construction.
b. TEST RESULTS – (5th Storey Above)required but not limited to Significant Projects
i. Steel test
ii. Concrete test
iii. Weld test
iv. Megger test
v. Hydrostatic test (if necessary).
vi. Fault Examination Result (if necessary).
4. PHOTOCOPY OF DULY APPROVED PERMITS
a. Building Permit – 3 copies
b. Unified Building Permit Application - 3 copies
c. Electrical Permit – 1 copy
d. Sanitary/Plumbing Permit – 1 copy
e. Mechanical Permit – 1 copy
f. Electronic Permit – 1 copy
g. Sign Permit – 1 copy, if applicable
h. Locational Clearance – 1 copy
i. Environmental Compliance Certificate – 1 copy, if applicable
j. Height Clearance, if applicable
k. Post clearances from various governmental authorities as prescribed by the National Building Code of the Philippines
